Playa Sosua - Located on a crescent-shaped bay, Playa Sosua is a postcard perfect beach. Featuring a backdrop of towering cliffs, the waters here are calm, clear and a deep shade of turquoise. Playa Sosua is perhaps one of the Caribbean's most popular beaches, which may explain the crowds. Simon mentions in his article that in the Dominican Republic there is absolutely no regulation of the real estate industry. There is no government requirement, no examination board, no tests, no check-ups, no audits not even an MLS (multiple listing service) system. The only way to verify the quality of the agent that you might choose is either through their experience and the length of time that they have been in business, by referral, or by sticking with one of the major global names.

As an example, I work for a global brand and I consider myself very fortunate to do so. We have many individuals contact us on a monthly basis asking to work in our office, and all the sales agents that work in my office know that their performance is being monitored, and not just at grass-roots level but all the way up through the entire organization. If we assume that a buyer decided to buy through a recognised “brand” name, and something went wrong, then to a certain extent there is the chance to make a formal complaint against the agent and or his company. Consequently you can ask yourself if a multi-million dollar branch of one of the big companies is likely to try to sell something that is bogus or illegal to you as an individual. The chances are that they would not.

Things to look for when dealing with any real estate office are: Check who answers the ‘phone – Is it the agent? Are you dealing with a one-man-band? Look for an office address – Do these people work from home?

After a year of steady price growth in 2007, many realtors looked to 2008 with some trepidation. Markets around the world had started to look “twitchy” especially in the US where substantial price falls were being reported. To date these concerns seem to have been unfounded, as our market seems to have continued to show volume and value of sales continuing into the year.

For Sosua, last year was the year of Residential Hispaniola; a gated villa development built on land just a stone’s throw from the town centre. Within little more than a year we have witnessed the construction of dozens of new villas and the sale of close to 100 lots. Looking ahead another year, the first phases of the project will be completed and once that happens the rental pool, and most of the initial building work will be completed. By then I would expect to see considerable price increases in the next phases.

Cabarete also saw the completion of a number of projects good examples are the Ocean One and Harmony developments. Both produced near spectacular price increases for early investors.

In 2004, when the Dominican Republic joined and the free trade agreement known as CAFTA it was renamed CAFTA-DR. The free trade agreement is among the following: Dominican Republic, Costa Rica, El Salvador, Guatemala, Honduras, Nicaragua, and the United States.

The CAFTA-DR entered into force for the Dominican Republic on March 1, 2007. The CAFTA-DR free trade agreement should improve business dealings in Dominican Republic.
